Everything investors ask before they call

General

The basics

Straight answers. If yours is not here, call 808-523-2000 and talk to a decision maker.

What is a hard money loan?

A short-term, interest-only loan from a private lender secured by real property. The asset backs the loan, so qualification is faster and simpler than a bank.

Do I need good credit?

No. We do not run credit checks or require a minimum score. Your track record and the property are what matter.

What does hard money cost in Hawaiʻi?

Expect roughly 1% per month interest-only plus origination points that vary by deal. We quote every loan individually.

How fast can you close?

We can often close in days. A typical timeline is about 15 business days from retainer for a purchase with clean title.

Can I use a hard money loan for my primary residence?

No. Our loans are for business and investment purposes only and are secured by non-owner-occupied real property.

How much of the rehab do you fund?

Up to 80% of the repair budget, released in draws as work is completed and inspected.

What is ARV and how do you calculate it?

After-repair value is what the finished property will sell for. We use recent sales of comparable renovated homes in the same neighborhood, adjusted for size, condition and lot.

How is a bridge loan different from a hard money purchase loan?

A bridge loan is defined by its short-term exit: a refinance or sale that is already in motion. Structure and pricing are similar, but the term is usually shorter.

Can you lend against a property I already own?

Yes. Cross-collateral bridge loans use equity in an owned property to fund a new purchase.

Do you fund the land purchase too?

Yes. We can fund the lot at closing and the construction in draws afterwards on one loan.

Can I be an owner-builder?

Yes, with a realistic budget and schedule. Licensed contractor projects generally qualify for higher leverage.

What are the ADU rules on Oʻahu?

Honolulu allows ADUs up to 800 square feet on qualifying residential lots with adequate parking and infrastructure. Recent ordinances expanded eligibility.

Can I get an ADU loan on the Big Island?

Yes. Hawaiʻi County adopted a 2024 ordinance allowing additional dwelling units on most residential and ag lots subject to wastewater capacity.

Do you lend on agricultural land?

Yes. Ag-zoned parcels with legal access and a realistic use plan qualify.

Can a land loan become a construction loan?

Yes. We structure many land loans with a planned conversion to construction financing.

What is the largest building you finance?

We routinely fund 2 to 20 unit buildings. Larger projects are evaluated case by case.

Do you fund unit renovations?

Yes, through a rehab holdback released as units are completed.

Do you lend on vacant commercial buildings?

Yes. Vacant and transitional assets are a core use case for private commercial loans.

Can an owner-user borrow from you?

Yes, for business-purpose loans on commercial property. Many owner-users bridge with us and refinance into SBA financing.

What lease term do you require?

The remaining term must comfortably exceed the loan term. We prefer 15 or more years remaining but evaluate shorter leases with a strong exit.

Can you finance a fee conversion?

Yes. We fund the purchase of the fee interest, and the resulting fee simple property is easier to sell or refinance.

Can I cash out on my primary residence?

No. Our loans are business-purpose only and secured by non-owner-occupied property.

How much can I pull out?

Typically up to 60% of the property value, less any existing liens that must be paid off.

Can you fund before I win the auction?

We issue a pre-approval for a specific property and maximum amount. Funds release after you win and the confirmation period passes.

Do you lend on properties with occupants?

We evaluate case by case. Occupied properties carry eviction timelines that affect the exit.

Can an estate borrow money in Hawaiʻi?

Yes, with authority from the probate court or the trust document. We coordinate with your attorney.

Can I use a loan to buy out my siblings?

Yes. This is one of the most common uses of an estate loan.

Island questions

Straight answers. If yours is not here, call 808-523-2000 and talk to a decision maker.

How fast can you close a hard money loan on Oʻahu?

For a straightforward purchase with clear title we typically close within 15 business days of retainer, and often faster. Our office is in Honolulu, so property visits, document signing and recording all happen locally.

Do you lend on Maui or only on Oʻahu?

We lend across Maui, from Kīhei to Haʻikū to West Maui. Outer-island loans carry a $1,500 retainer to begin paperwork.

Do you lend in lava zones on the Big Island?

We lend in zones 3 and above without restriction. For zones 1 and 2 we look closely at your exit, because end buyers often cannot get conventional financing there.

Do you lend on Kauaʻi?

Yes, island-wide. Kauaʻi loans carry the $1,500 outer-island retainer and we schedule a property visit early in the process.

Do you really lend on Molokaʻi?

Yes. We are one of very few lenders who do. We size loans conservatively and plan for longer marketing periods on exit.

Do you lend on Lānaʻi?

Yes, on fee simple homes and lots in and around Lānaʻi City. We size conservatively and plan for extended marketing on exit.
