Lending on Oʻahu

Why Oʻahu investors borrow from us

Oʻahu is where we started and where most of our loans still close. Roughly two thirds of Hawaiʻi residents live here, the resale market turns over faster than any other island, and there is always a buyer for a well-finished home in Kailua, Mililani or Hawaiʻi Kai.

Our office sits on Kalākaua Avenue in Honolulu. We drive every property we lend on, we know which streets flood in a kona storm, and we know the difference between a fee simple Kaimukī cottage and a leasehold Makiki walk-up. That local knowledge is why we can quote same day and close in days.

The Oʻahu market right now

Inventory is chronically tight. Well-renovated single family homes in central and windward Oʻahu routinely draw multiple offers, which keeps flip exits reliable even when rates move.

Where we lend on Oʻahu

Neighborhoods and what works there

Kailua

Premium windward beach town. Older post-and-pier homes with strong ARV upside.

Kailua loans

Kāneʻohe

Large lots, older plantation-era homes, ADU-friendly zoning.

Kapolei and ʻEwa Beach

Newer master-planned inventory, fast turnover, light cosmetic flips.

Kapolei loans

Mililani

Consistent family demand and predictable comps.

Mililani loans

Pearl City and ʻAiea

Mid-century homes near the rail line with heavy renovation demand.

Pearl City loans

Kaimukī and Kapahulu

Walkable urban core, tear-down and rebuild candidates.

Hawaiʻi Kai

Marina-front homes where finish quality drives a big ARV spread.

Waipahu

Entry-level fee simple homes and multi-generational ADU builds.

Waipahu loans

Wahiawā and the North Shore

Rural lots, ag-zoned parcels, bridge and construction demand.

Leasehold, permits and ADUs on Oʻahu

Leasehold on Oʻahu

Oʻahu carries the largest leasehold inventory in Hawaiʻi, especially in Waikīkī, Makiki and Salt Lake condos and in older Kāhala and Hawaiʻi Kai tracts. We lend on leasehold when the remaining lease term comfortably outlasts the loan and the lease rent schedule is known.

Permitting

The Department of Planning and Permitting has moved most residential permits online through ePlans. Simple interior renovations without structural change can often proceed on a minor permit. Expect longer timelines for additions, and plan draws around inspection milestones.

ADU and ohana units

Honolulu allows accessory dwelling units up to 800 square feet on residential lots that meet minimum size and parking requirements, and recent ordinances expanded where a second unit is permitted. ADU construction loans on Oʻahu are one of our fastest growing products.

Opportunities, watch-outs and a worked example

Opportunities

  • Deep buyer pool means faster and more predictable exits.
  • Rail corridor neighborhoods are seeing renewed investor demand.
  • ADU additions can turn a single family home into a two-income property without a zoning change.

What we watch for

  • Short-term rental rules under Bill 41 limit vacation rental exits outside resort zones.
  • Flood-zone parcels in Kailua, Hauʻula and ʻEwa require elevation certificates that affect resale.
  • Older homes commonly carry lead paint, termite damage and unpermitted additions that must be priced into rehab budgets.

FAQ

Oʻahu lending questions

Straight answers. If yours is not here, call 808-523-2000 and talk to a decision maker.

How fast can you close a hard money loan on Oʻahu?

For a straightforward purchase with clear title we typically close within 15 business days of retainer, and often faster. Our office is in Honolulu, so property visits, document signing and recording all happen locally.

Do you lend on Oʻahu leasehold condos?

Yes. We evaluate remaining lease term, lease rent renegotiation dates and the fee conversion status. Many Waikīkī and Makiki leaseholds are financeable when the numbers work.

Can I get a loan for an ADU on my Oʻahu property?

Yes. Our construction loans release funds in draws as the ADU progresses, and we underwrite to the after-completion value of the combined property.

What is the retainer for a Oʻahu loan?

Oʻahu loans carry a $1,000 retainer to begin paperwork once you accept a quote.
