Same-day quote
We come back with loan amount, rate and structure. No committee, no runaround.
Property evaluation
We inspect the asset and verify title. Local knowledge means this step moves fast.
Fund and close
Sign documents, record the deed of trust, receive funds. Pay interest only until you sell or refinance.
Fifteen business days, often fewer
- Day 0
Inquiry and quote
You submit the property through the qualifier or by phone. We check comps and return loan amount, rate and structure the same day.
- Day 1
Retainer and title
You accept the quote and pay the retainer ($1,000 on Oʻahu, $1,500 outer islands). We open escrow and order title.
- Days 2 to 5
Inspection and valuation
We visit the property, confirm condition and scope, and finalize the value we are lending against.
- Days 5 to 10
Documents
Loan documents are prepared. Entity borrowers provide formation documents; individuals provide ID and vesting instructions.
- Days 10 to 15
Sign, record, fund
Sign with a notary anywhere, we record the deed of trust in Hawaiʻi and wire funds to escrow. Many loans close sooner.
- During the loan
Interest only
Monthly interest-only payments. Rehab or construction draws are released on inspection within days of request.
- Exit
Sell or refinance
Repay principal when you sell or refinance. No prepayment penalty for finishing early.
Questions investors ask us
Straight answers. If yours is not here, call 808-523-2000 and talk to a decision maker.
What documents do I need to get a quote?
None. Property address, purchase price, estimated ARV if renovating, and your exit plan are enough for a same-day quote.
What do I need to close?
Government ID, entity documents if borrowing through an LLC, a purchase contract if buying, your scope and budget if renovating, and proof of funds for your equity and the retainer.
Is the retainer refundable?
Your written quote explains what the retainer covers, how it is applied at closing and what happens if the loan does not close. Ask us before you pay it and we will walk you through it.
Do you charge points?
Yes, origination points vary by deal and are stated in your quote before you pay a retainer.
Can I extend the loan?
Yes, when the project is on track. Extension terms are set out in your loan documents.
