Fix and flip calculator

Will this Hawaiʻi flip make money?

Most flips fail on the numbers before they fail on the job site. This calculator applies our real leverage limits and typical island costs so you see the projected profit, the cash you need, and the margin against ARV before you write the offer.

Projected outcome
Guideline loan (70% of price plus 80% of rehab, max 75% ARV)$691,000
Down payment and unfunded rehab$279,000
Interest over 8 months$55,280
Points and purchase closing$26,570
Holding costs (tax, insurance, utilities)$7,200
Total cash you put in$368,050
Selling costs (paid from the sale)$75,000
Projected profit$115,950
Return on your cash
32%
Margin on ARV
9.3%

Return on cash divides profit by the total cash you put in. Interest assumes the full loan is drawn for the whole hold. Holding costs estimated at $900 per month. Illustration only, not a commitment to lend.

Behind the numbers

How we use these numbers

Hawaiʻi flippers face a unique problem: inventory is scarce, competition is fierce, and the best deals go to the buyer who can close fastest. Our fix and flip loans are built for that reality. We fund the purchase and the renovation on one loan, sized to the finished value of the property.

We underwrite to after-repair value, which means your leverage is based on what the property will be worth, not what you paid. Rehab funds release in draws as work is inspected, and you pay interest only until the sale closes. We lend at 50% loan-to-value as a standard and go higher when the project justifies it. Interest-only payments at roughly 1% per month. No credit minimum, no W-2s, no bank statements to get a quote.

FAQ

Questions investors ask us

Straight answers. If yours is not here, call 808-523-2000 and talk to a decision maker.

How much of the rehab do you fund?

Up to 80% of the repair budget, released in draws as work is completed and inspected.

What is ARV and how do you calculate it?

After-repair value is what the finished property will sell for. We use recent sales of comparable renovated homes in the same neighborhood, adjusted for size, condition and lot.

Do I need flipping experience?

Experience helps but is not required. A strong deal, a realistic budget and a qualified contractor can substitute for a track record.

How long is a fix and flip loan?

Most are 6 to 12 months. Larger projects can be structured to 18 months. Extensions are available when the project is on track.
