Questions investors ask us
Straight answers. If yours is not here, call 808-523-2000 and talk to a decision maker.
How is the rate quoted?
About 12% per year, paid monthly and interest only, which works out to about 1% per month. A $500,000 loan costs about $5,000 per month in interest.
What are the points?
Origination points vary with leverage, property type, island and borrower history. They are stated in your written quote before any retainer.
Are there other fees?
Title, escrow, recording and any third-party inspection or appraisal costs are paid at closing, as with any real estate loan. Your written quote explains how the retainer is applied at closing.
Does leverage differ by island?
Slightly. Thin markets like Molokaʻi and Lānaʻi are sized more conservatively. Oʻahu and the main neighbor island markets qualify for full guideline leverage.
Do rates change with credit?
No. We do not run credit. Pricing reflects the property, the leverage and the exit.
